Plain-English summary. Domio is operated by its founder, Peter, a sole trader based in Melbourne, Victoria, Australia, trading under the registered business name "Domio" ("Domio", "we", "us", "our"). These Terms of Use ("Terms") govern your use of the Domio website at domio.au (the "Site"), our waitlist, and any related services we make available before public launch (together, the "Service"). By using the Service you agree to these Terms. If you don't agree, please don't use the Service.
This is a pre-launch website. The Domio product itself is in development. Early access for paying founding members is planned for the fourth quarter of 2026, with a public launch in 2027. Two things are available today:
(1) A free waitlist. Join with your email, no payment required, and we'll notify you at launch. This is purely registering interest and creates no contract for the supply of the product.
(2) A PRO founding-member subscription, offered for sale today at AUD $18 for the first 12 months. By subscribing to PRO you enter a binding annual subscription contract with Domio, and your card is charged AUD $18 immediately. After the first 12 months your subscription auto-renews at the standard rate, after at least 30 days' notice. You have full rights under the Australian Consumer Law, including the right to cancel and seek a refund where the product is not delivered or is materially defective, and we back that with a 30-day money-back guarantee and a firm refund backstop date in section 05. By browsing the Site or submitting your email to the waitlist, you accept these Terms. We may amend these Terms from time to time. When we do, we'll update the "Version" and "Last updated" dates at the top of this page. If a change is material (for example, a change to pricing terms, data handling, or your refund rights), we'll let you know by email if we have your address. Continued use of the Service after a change takes effect means you accept the updated Terms.
The Service is intended for use by Australian residents who are at least 18 years old. By using the Service you confirm that you meet those criteria. The Service is not directed at children and we do not knowingly collect data from anyone under 18.
The PRO founding-member subscription is an active commercial offer. By completing checkout you enter a binding annual subscription contract with Domio on the terms set out below.
When accounts become available, you will be responsible for keeping your login credentials confidential and for everything done under your account. The records you create or upload (your "Property Record") are yours. You give Domio the limited rights it needs to store, process, classify, summarise, and display that content back to you in the Service. We do not sell your data. We do not provide your data to insurers, real-estate agents, or marketing partners. See our Privacy Policy for the detail.
The Site, the Service, the domio brand, the "Ledger House" mark, the visual identity, and the underlying software are owned by Domio or its licensors and are protected by Australian and international intellectual property laws. Nothing on the Site grants you any licence to those rights except the limited right to view and use the Site for its intended purpose. You retain all rights in the content you upload.
Some features of the Service ("Ask Domio", document parsing, summaries, and similar) use machine-learning systems to extract information from documents and answer questions about your home. To do this, the documents you upload may be sent to a third-party AI provider for processing, and that processing may take place outside Australia. We choose providers that do not use your content to train their models, and we take reasonable steps to ensure your information is handled consistently with the Australian Privacy Principles. These outputs are best-effort and may be incomplete or wrong. They are not financial, legal, building, or pest-inspection advice. Always check anything that matters with a qualified professional. We will not be liable for decisions made solely on the basis of an automated output.
Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. For major failures with the service, you are entitled to cancel your service contract with us and a refund for the unused portion, or to compensation for its reduced value. You are also entitled to be compensated for any other reasonably foreseeable loss or damage. If the failure does not amount to a major failure, you are entitled to have problems with the service rectified in a reasonable time and, if this is not done, to cancel your contract and obtain a refund for the unused portion of the contract. Nothing in these Terms excludes, restricts, or modifies any non-excludable right or remedy you have under the Australian Consumer Law.
To the maximum extent permitted by law (and subject to clause 10):
You may stop using the Service at any time. We may suspend or terminate your access if you breach these Terms, if we reasonably suspect fraud, or if we wind down the Service. Where we close the Service, we will give you at least thirty (30) days' notice and a way to export your Property Record.
These Terms are governed by the laws of the State of Victoria, Australia. You and Domio submit to the non-exclusive jurisdiction of the courts of Victoria and the courts entitled to hear appeals from them.
